Construction Pricing 

A. 
Space Plan - Preliminary ("Predictive Pricing" and "Pre-Bid")

BENEFIT: Accurately and immediately develop "highly confident predictive construction cost expectation" sufficient to directly aid in beneficial outcome to the Tenant via TRA's negotiations with Landlords and others.


B. 
Mid-Negotiation - Construction Price Monitoring.
BENEFIT:
Maintain direct involvement to monitor 1) any modification in space plan which may impact construction pricing and 2) any adjustment in construction costs - unit prices or otherwise - which may impact construction pricing

C. 
Final Construction Pricing ("Re-Bid").
BENEFIT:
Verify and confirm Predictive Pricing and Monitoring and to confirm with the actual construction trades the ability to deliver construction costs within the range of the contingency identified.

 

General Interiors Contracting

 

Perform construction and general interiors contracting duties to construct the premises

 

Review, confirm and perfect base-line existing conditions of premise under design and supply these to TRA architectural strategic partner.

 

Review, confirm and perfect stock notes on architect's construction drawings sufficient to mitigate against confusion or delays.

 

To perform these directly as General Interiors Contractor or via selected local sources at the General Interiors Contractor's discretion sufficient to achieve value-engineered results.

 


Construction Management

 

BENEFIT: Tenant Construction Services has super authority over any possible landlord's construction management.

 

BENEFIT: It is commonplace in commercial real estate for landlords to have pre-existing preferences for the use of a specific general contractor, or a list of several trusted "short list' general contractors with whom the landlord has experience. Landlords frequently believe (mostly perception) that their choice of GC creates the most beneficial outcome of price and process; and that they falsely believe it is their decision alone to make. TRA Tenant Construction Services mitigates landlord-induced (and misguided) stress on this subject.
